Samples of Success in Wireless Telecommunications Industry
ON TIME AND UNDER BUDGET: the challenge: identify and lease seven micro cell sites in the
City of San Francisco for major wireless telecommunications carrier, imperative that they be built
within 3 months. Solution: leased candidates at locations that fit within expedited zoning
parameters. All seven sites where built and on air with a few days to spare.
RELATIONSHIPS: Negotiated master license agreement with nation wide retailer that had rejected
negotiations with wireless carriers for years. As a result, opportunities opened throughout
California for new sites in major metropolitan areas lacking coverage. This resulted in coverage
for tens of thousands of customers and increased revenues for my client by hundreds of thousands
of dollars.
TIME = MONEY: Used my relationship with city officials in San Diego area to revise their zoning
ordinance to allow wireless telecommunication carriers to locate their equipment on city light
standards. This eliminated a lengthy and costly zoning process for sites in this city saving on
average nine months time and tens of thousands of dollars in fees and lost revenue.

· Responsible for project management and business development related to Wireless
Telecommunications Site Acquisition and Zoning projects in Northern and Southern
California, Nevada, Washington, Oregon and Colorado
· Simulatiously managed 4 projects overseeing 19 employees and various vendors
providing A&E, regulatory and environmental services for new builds in the Western US
· Managed projects for Alcatel-Lucent; ATT Wireless, NEXTEL, Sprint, Cricket
Communications, Verizon Wireless, ClearWire and Bechtel
· Experience includes DAS, WiFi, Small Cells, UMTS, LTE, New Builds and Backhaul
· DAS: experience includes negotiations and involvement with the design and installation
of indoor DAS at an international airport and an underground mass transit system in the

· WiFi: acted in advisory capacity and provided site acquisition support to client for
rollout of new outdoor WiFi rollout in Los Angeles
· Negotiated Master License Agreements and Encroachment Permits for public utilities
including Southern California Edison, San Diego Gas and Electric, Los Angeles
Department of Water and Power, Pacific Gas and Electric
· Negotiated licenses and permits with port authorities including Los Angeles Department
of Beaches and Harbors, Port of San Diego and Port of San Francisco
· Worked on projects involving negotiations with Union Pacific Railroad, US Navy, US
Marines, Coast Guard, CALTRANS, Bureau of Land Management, and various other
governmental and private agencies.
· Negotiate and draft various legal documents including but not limited to right of way
easements, leases and purchase contracts with telecommunication carriers, oil and gas
companies as well as corporations, governmental agencies and private parties
· Identify sites, research public records for ownership, mineral rights and title chain;
review and cure title defects; read and interpret legal descriptions as well as land surveys
· Work with engineers, architects and landowners to design telecommunication sites,
construction teams to build sites; coordinate and review environmental assessments
· Manage landowner relations and expectations. Consistently negotiate lower than average
rental rates in every market
· Provide preliminary land use review/assessment of approval feasibility for potential sites.
Insure that candidates, whenever possible, are located in areas with expedited zoning
parameters. Prepare and submit land use and building permit applications. Represent the
client at various jurisdictions and present oral proposals to landmarks hearings board,
hearing examiners, city councils and planning commissions. Monitor and expedite land
use and building permit applications
· Directly manage efforts by team to complete deliverables in timely manner, including site
acquisition, A&E, environmental and construction personnel; facilitate deployment
meetings with vendors to ensure milestones met, issues addressed and projects remain on
time and within budgetary requirements.
